HOME INSPECTION
A home inspection is a visual examination of the home's many components and systems that are visible and safely accessible, including the roof, exterior, structure, plumbing, HVAC, electrical, insulation/ventilation, garage, interiors and built-in appliances. Buying a home is typically the biggest investment you will ever make, so hiring a licensed and insured professional is important to discover and document defects that may or may not be obvious to you as a prospective buyer, as well as identifying positive attributes of the home.
RADON TESTING
Radon is a naturally occurring colorless, odorless radioactive gas. Prolonged exposure to high levels of radon can be dangerous. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. It is estimated that nearly 1 in every 15 homes in the U.S. has elevated radon levels. Testing by a trained and certified professional is recommended every 2-5 years.
WIND MITIGATION
A wind mitigation inspection is a way of documenting your home's wind-resistant features. It is used for insurance purposes and is independent of the home inspection. While a wind mitigation report is not required to get homeowners insurance in Florida, it can often result in substantial savings.
FOUR POINT
A four-point inspection is a way of documenting the type, age and general condition of four of your home's major components: roof, electrical system, plumbing system and HVAC systems. It is used for insurance purposes, and is independent of the home inspection. A four point inspection is sometimes requested by insurance underwriters and insurance companies, and used to determine risk.
